I have information on two new conversions that will be taking place very soon. Century 21 RICHARDS will be handling the sales on both projects so that means that our customers get first tier pricing no waiting in lines.
The conversion in Coral Springs is happening first, it is a Luxury 510 unit conversion with seven different floor plans ranging from 1/1's to 3/2's, with or without garages starting around $180,000 up to $260,000 (prices may and most likely will vary before going to contract).
We are currently taking reservations deposit to hold units at the tier one price until contracts are ready. Because the tenants of these properties have not yet been informed we are unable to give out the name and location, and have investors stop by and look around, but I can tell you that it is in Coral Springs school district and current Condo Conversions in the direct area are selling at $30,000 to $60,000 higher than the expected introductory pricing.
The deposits are the same 10% down to lock contract and you have 15 days to rescind once you sign the contract and have received your condo documents and there is no limit on # of units you can purchase. There will be price increase every 20% sold (each unit type) to ensure your equity in the property by closing which should take place approximately in June or July.
The second conversion is in Boynton Beach the pricing will be in the low $100's up to the mid $100's on one and two bedroom condos. The property is immense with the building's spread out over large areas and the owner is putting a lot of attention into the building's and landscaping to increase the appeal of the property. I believe this one will be one of the last really low priced conversions to take place.
